General Management to include point of contact with tenant(s), rent collection and remittance to landlord (including payment to HOA if requested), general oversight of unit maintenance and repairs by responding to tenant inquiries and complaints.
6% of monthly gross rent with a minimum of $200 per month.
Three months payable in advance.
No term of contract and subject to cancellation by either party with 30 days notice.
Repair of minor items at unit and oversight of repair vendor.
Actual cost of repair plus 10%.
Clients must maintain a minimum of $500 repair fund with Assurance with owner replenishing as funds deleted.
Property manager can make repairs of $150 or less without owner pre-approval.
All funds held in trust.
50% of one month’s rent with minimum of $1,000.
Reasonable expenses to be paid by Owner for marketing as needed.
